In short

Kinnara Capital is a property developer founded in 2024 and led by Adrian Campbell as CEO. Its main undertaking so far is a 154-villa beach resort in West Lombok's Sekotong district, called Saraya Beach Resort & Residences. It is a different company from the Kinnara marketplace, although substantially the same shareholders stand behind both.

What Kinnara Capital does

Kinnara Capital develops property in Southeast Asia, starting on the Indonesian island of Lombok. Its projects span homes, hospitality and mixed-use sites.

Building is only part of the work. It buys land, partners with local landowners in joint ventures, and gives advice to overseas groups that want a foothold in Indonesia.

The people who founded the Kinnara marketplace created it in 2024. Until then they had marketed projects built by other developers. With Kinnara Capital they set out to build their own. Adrian Campbell is the CEO, and the company publishes its own news at kinnara.capital.

Kinnara Capital companies

Three companies make up the business. Each one has a single job.

Company Job Base
Kinnara Capital Limited Parent of the development group Hong Kong SAR
PT Kinnara Capital Indonesia The licensed developer, set up as a foreign-investment (PMA) company; it sells villas that each carry their own title Indonesia
PT Saraya Resort Lombok The company for the Saraya project, holding the management agreement signed by each owner Lombok

A PT PMA is an Indonesian limited company that is permitted to have foreign shareholders. Using one lets an overseas-owned group hold building rights and develop property in its own name.

What this means for a buyer

A Saraya buyer deals with two of these companies. The villa itself is bought from PT Kinnara Capital Indonesia. The owner then signs a management agreement, held by PT Saraya Resort Lombok, which puts the villa into the resort's rental pool. Each document deserves a careful read with an independent lawyer.

Kinnara Capital offices and leadership

The company runs from offices in Phuket, in southern Thailand, and Balikpapan, in East Kalimantan. On Lombok, its site office stands in Buwun Mas, on plots it has already settled.

The leadership team:

  • Adrian Campbell, chief executive
  • Julie Noorman, chief operating officer and co-founder
  • Nattaya Intarachooti, Chief Property Officer
  • Jaques Z. Marbun, head of government relations in Indonesia

Campbell, Julie Noorman and Nattaya Intarachooti are also three of the four founders of Kinnara Limited.

Why Kinnara Capital builds on Lombok

Lombok is Bali's eastern neighbour, separated from it by the Lombok Strait. Its beaches and surf are comparable, but far less of its coast has been developed.

Tourism there is climbing fast. Statistics Indonesia (BPS) counted 2,382,008 visitor arrivals to Nusa Tenggara Barat province in 2025, a 47% jump on the previous year. Lombok is part of that province, along with neighbouring Sumbawa.

Public investment is backing the growth:

  • Mandalika. On the south coast, the Mandalika Special Economic Zone includes the Pertamina Mandalika Circuit, a MotoGP venue.
  • New flights. Perth, Darwin and Singapore now have direct flights to Lombok.
  • Existing links. The island already has an international airport, and ferries cross to Bali from the port at Lembar.

The company's current work sits in two parts of the island: the display villa at Mandalika in the south, and the Saraya site in Sekotong in the south-west.

Kinnara Capital's own view is that Lombok now looks a lot like Bali did two decades ago. Campbell's wider reasoning is on the Lombok page.

Land first: how Kinnara Capital buys land

Every project starts with the title. On Lombok's coast, much of the land has passed down through families for generations, and a lot of it has no modern certificate. Proving who owns a parcel is the first job.

The BPN, Indonesia's national land agency, issues and registers land certificates, so its records are the reference point for who holds a parcel. Kinnara Capital buys only after two checks agree. The courts must have confirmed ownership, and so must the BPN. The company also holds powers of attorney. Once a certificate is issued, those let it pass directly into the company's name.

In Buwun Mas, a village in Sekotong, the company has built its holding piece by piece, buying each parcel separately. Six neighbouring plots are already settled, and they now hold the site office and housing for staff. The area is described on the Sekotong and Buwun Mas page.

How Kinnara Capital runs a project

Development here means working across borders. On Saraya, the design comes from Thailand, the builder is a Chinese-Indonesian contractor, and many materials come from Indonesian suppliers.

To keep that manageable, Kinnara Capital works from shared cost models. Each villa type has its own bill of quantities and furniture schedule, and costs are converted between Chinese yuan, Indonesian rupiah and Australian dollars. Everyone involved prices from the same numbers.

Kinnara Capital projects

Saraya Beach Resort & Residences, Sekotong

Saraya is the lead project. It plans 154 villas on the beachfront, in six designs ranging from one to four bedrooms. Guests will share a spa, a gym, a beach club and two restaurants. An international hotel operator will run the resort as a rental pool.

KRAM Space Architect of Thailand produced the design, and TSG Construction Indonesia holds the building contract. Sizes, setbacks and the ownership model are covered on the Saraya Beach Resort page.

The Elysian at Mandalika

The Elysian is a completed villa built to show buyers the Saraya finish. Building it changed the specification. Steel, concrete and electrical standards went up for all 154 villas because of what the team learned. Campbell explains why in what The Elysian display villa changed.

Projects in planning

Three more are at the planning stage:

  • Amara Beach Club
  • Labuan Bajo Gateway, a mixed-use project named for the town on western Flores that is the usual starting point for Komodo National Park
  • A Sumbawa eco-resort, on the island immediately east of Lombok

None of the three has started construction.

How foreign buyers hold a Kinnara Capital villa

Indonesian law does not let foreigners hold freehold land. Kinnara Capital offers two alternatives.

Route How it works
HGB through a PT PMA The buyer holds a building right (HGB) through an Indonesian foreign-investment company. The first term is 30 years. After that comes a 20-year extension, then a 30-year renewal.
Leasehold The buyer leases the villa for a set number of years.

Each villa is titled on its own. Buyers pay in instalments as building milestones are reached. Those who would rather pay the whole price at the start receive a discount.

This is general information, not legal advice. Anyone buying in Indonesia should take independent legal advice there first. Two background pages help: how foreigners hold property in Indonesia and HGB title explained.

Kinnara Capital in Sekotong

Community days are held in the villages near its Buwun Mas land, and the company donates supplies and equipment to local schools. Its local team is hired from the surrounding villages. Because Campbell is fluent in Indonesian, he can sit down with village leaders and local families without an interpreter. That work is described on the community page.

Kinnara Capital news and press

The company's site publishes articles on Lombok. Topics have included TransNusa's direct routes from Darwin, Perth, Broome and Port Hedland, extra Scoot services from Singapore, and a superyacht marina at Belongas Bay.

In April 2026 Forbes Australia ran a BrandVoice feature on the Saraya launch, and ACCESS Newswire carried Campbell's announcement of the resort. Both are listed on the news page.

Kinnara Capital and the Kinnara marketplace

These are two companies, not one. Kinnara is a marketplace that advertises property. Kinnara Capital develops it. Substantially the same shareholders stand behind both, though neither is owned by the other. Kinnara promotes Kinnara Capital's projects under a contract, on the same footing as projects from any other developer.

Common questions

Who owns Kinnara Capital?

Kinnara Capital belongs to substantially the same shareholders who own Kinnara Limited, the company behind the Kinnara property marketplace. They set it up in 2024 to develop projects of their own. Neither business is a subsidiary of the other, and they work together only under contract. Adrian Campbell is the chief executive.

Is Kinnara Capital the same as Kinnara?

No. They are two separate businesses with common owners. Kinnara is a marketplace that advertises property listed by agents and developers. Kinnara Capital buys land and develops projects on it, starting on Lombok. When Kinnara promotes a Kinnara Capital project, it does so under a contract, the same way it works with other developers.

What is Kinnara Capital building?

Kinnara Capital's biggest project, Saraya Beach Resort & Residences, will have 154 villas on a beachfront site in Sekotong, West Lombok. A finished display villa, The Elysian, stands at Mandalika on the south coast. Three further projects are in planning: Amara Beach Club, the Labuan Bajo Gateway and an eco-resort on Sumbawa.

Can foreigners buy a Kinnara Capital villa?

Yes, through one of two structures. A buyer can hold an HGB building right via a PT PMA, an Indonesian company with foreign shareholders. The first term is 30 years, followed by a 20-year extension and a 30-year renewal. Or the buyer can take a fixed-term lease. Get independent legal advice in Indonesia first.
